Summit never incorporated — and that's the point. This census-designated place of about 8,300 sits atop the plateau between Tacoma's tideflats and the Puyallup Valley, a name earned by elevation, where truck farms and berry fields once lined Waller and Byrd Mill roads. The Summit-Waller Community Association, organized in 1993, has spent three decades defending the area's "rural separator" zoning, so acreage pastures still sit minutes from Canyon Road's commercial strip. That trade-off defines the market: 1960s–90s ramblers and split-levels on generous lots, newer plats tucked behind them, most priced comfortably under Puyallup's South Hill next door. Franklin Pierce and Puyallup schools split the map, Highway 512 is minutes away, and the paved Pipeline Trail now runs from the Tacoma Dome to 160-acre Orangegate Park — rural edge, city commute.
